Flip your budget math

Most agents build a budget like this: take gross commission, subtract expenses, and whatever’s left is your income.

That’s backwards. When you do it that way, you get paid last, and some months there’s nothing left to pay you.

Try it the other way around. Start with your revenue, subtract the income you want to take home, and what remains is your budget. Staffing, marketing, rent, all of it has to fit inside that number.

It changes the questions you ask. Instead of “Can I afford to pay myself this month?” you ask “Can this office afford this expense?” That’s a much healthier conversation to have with yourself.

Decide what you’re worth first. Then build the office to fit.
